the shopping basket

If, on the least expected day, someone from the RAE called me asking for a precise definition of a war, my answer would be clear: an armed conflict between two or more countries that inevitably ends up raising the price of our supermarket basket. And what is happening north (and south) of the Strait of Hormuz was not going to be an exception. Almost perfect timing. Since the United States and Israel launched their attacks on Iran on February 28, the situation has gotten out of control on many fronts. And it is not only that the transit of diesel through the strait has been virtually closed, but also; is that, although many people do not know it, a third of the world’s urea passes through this sea route (and, in fact, much of it is manufactured in the liquefaction plants that have been attacked these days). That is to say, a good part of the international stock of nitrogen fertilizers has been compromised just at the moment when the northern hemisphere begins its planting campaign. And what has happened? That, accordingly, the price has passed from 400 dollars a ton to more than 600 in a week. In fact, the North American index it reached 810 dollars. We already know this story. In 2022, after the invasion of Ukraine, we experienced a very similar shock. Russia accounted for around 16% of urea exports and around 12% of phosphates. What’s more, together with Belarus, produced almost 40% of the potassium of the international market. The situation got out of control and prices skyrocketed. The problem is that in 2022, the problem was sanctions and (many times under rope) the market was able to redirect itself and the logistics chains cushioned the blow a bit. Right now and without an alternative way to get urea out of the Gulf, there is no valid plan B. The blow is going to be harder every day that the strait is closed. And why does it affect us? Spain is the second largest fertilizer market in the Union and more than 1.9 billion is spent on it every year. Almost all of that money, by the way, is dedicated to imports because manufacturing it is unviable and, consequently, there is no infrastructure either. To the extent that natural gas represents between 70 and 90% of the variable cost of fertilizer production, the price of food is going to rise (and, if the example of 2022 is anything to go by, it is going to do so very quickly). What will it affect the most? Bread, pasta and cereals (it is one of the crops most sensitive to the price of fertilizers); meat, dairy and eggs (due to their dependence on corn for feed); vegetable oils (because many are also used to make biofuels); and fruits and vegetables (because everything under greenhouses is critically dependent on fertilizers). What can we expect? If the conflict lasts a couple of weeks or a month, the impact will be limited because there is accumulated stock and the urea will arrive in time to be produced. There will be losses and higher prices, but the problem will be less. If we talk about a few months, global food inflation will be noticeable and we would be in a scenario similar to 2022. If the stock out lasts until after the summer, we would enter unknown territory. Be prepared in an increasingly volatile world. And if we think about it calmly, we will realize that there are no strategic reserves of fertilizers and building new plants would take years. The costs of cultivating the Earth have doubled in the last decade and everything seems to indicate that, if we don’t do something, the situation can only get worse. There’s a reason you forget to write things down on your shopping list: prospective memory.

Have I turned off the gas? Where have I left the keys? What was I coming to the kitchen to do? These are some of the questions we often ask ourselves. Of the three, the last one is perhaps the most interesting, the one that involves a form of memory with which we are not very familiar: the prospective memory. What exactly is prospective memory? This form of memory is what refers to our ability to remember planned or future actions, to remember intentions. It could be remembering what we were going to look for in the refrigerator or the dentist’s appointment on Thursday. Prospective memory is something we deal with in our daily lives, but it is not a concept that many people are familiar with. Neither do the experts: research on this form of memory was, until the beginning of this century, virtually nonexistent. But in recent years we have managed find out some key aspects of this memory. For example, we now have an idea of which brain regions work for the correct functioning of future memory. A 2010 study found three regions of the brain whose activity was linked to prospective memory results: the parahippocampal gyrus, the left inferior parietal lobe, and the left anterior cingulate. However, there is still much to investigate in this regard. Other studies, for example, have given greater importance to the activation of the right lobe in relation to this memory. Othersfor example, emphasize the role of the anterior prefrontal cortex and the medial temporal lobe. But it’s not all neurobiology. Things we forget Why do we forget what it is that we were going to write down on the shopping list? Prospective memory is not very different in this from other forms of memory. Here attention is key. In one interview for RAC1 radiothe neuropsychologist Saul Martínez-Horta explained, starting from “what did I come to the kitchen to do”, he explains how it is that we have this facility to forget things. Distractions are one of the main factors that affect this memory. If we go to the kitchen to get salt, but in the meantime we remember that we left the oven on, this second fact will make us confused and make it more likely that we will forget about the salt. In Martínez-Horta’s own words “Normally what makes us forget what we should do is the saturation of the system and the distraction mediated by another event. brain capacity “It is limited and sensitive to distraction, so it is relatively easy for us to direct our attention to something other than what we are doing.” Concentration is, therefore, key if we want our prospective memory (or our memory in general) to have more of itself. Memory can be trained, but generally the exercises that allow us to do it They are not useful beyond of the memory function they seek to train. That is to say, there is no evidence that solving crossword puzzles will make us remember to buy popcorn for when we have visitors. That does not mean that we are helpless. Some healthy habits impact in our brain’s ability to perform its tasks, and although studies focused on prospective memory are scarce, it may be a good idea to incorporate them. A varied diet, exercise and sleep properly they can help us with our memory. Perhaps, they can also help us remember what it is that we were looking for in the closet before receiving WhatsApp from our brother-in-law. In Xataka | How much information can our brain store? On the outskirts of Madrid there is a luxury shopping paradise for tourists. And 2025 is going to be its best year

Las Rozas Village, the luxury sales center located on the outskirts of Madrid, is preparing to close its best year in its 25-year history. In an interview For the CincoDías media, Esteban Liang, business director of the sales center, stated that they will exceed five million customers and will achieve “single-digit sales growth”, a modest figure in appearance but that they consider exceptional compared to a textile sector that stagnated in 2024 and has fallen 1.8% until September. The secret: the international tourismespecially Latin American and American, which already represents 30% of its turnover. New clientele. In just six years, the profile of the buyer in Las Rozas Village has changed radically. China, which in 2019 was the center’s most important source market, has fallen to third place. According to Liang, Mexico and the Middle East have become the new protagonists. Mexican customers lead both in volume and spending, with an average ticket of 690 euros per traveler, the highest of all markets. As Liang tells the outlet, between 2022 and 2024, tax-free sales to customers outside the euro zone doubled, with Mexicans in the lead. Why did the map change?. The manager explains that “there has been an exponential growth of the middle class in China, whose expectations have been frustrated by the economic crisis.” This has caused Chinese consumers to travel within their country or to nearby markets such as Japan, in addition to increasing their preference for local brands. Meanwhile, the massive arrival of luxury hotels from American chains to Madrid has boosted the flow of American travelers, according to Liang. The director remembers that before there were only three large luxury hotels in Madrid and now there are 35, with another ten under construction. The balance that sustains the business. Despite the good moment in tourism, for Liang, the national market continues to be essential and represents 70% of clients. “They are no longer only from Madrid. They also come from Valencia, Valladolid or Málaga thanks to the improvement in railway connections,” says the manager. The diversification strategy has allowed the outlet to maintain growth even in a context of economic cooling in Europe, America and the Middle East, according to the medium counts. The last quarter of the year concentrates up to 35% of annual turnover thanks to key dates such as Halloween, Black Friday and Christmas, where the Spanish consumer takes on special relevance. Renew to continue growing. As explains In the middle, Las Rozas Village has also discovered opportunities in the deseasonalization of Madrid tourism. “Before, in the summer, the capital emptied. For two or three years we have discovered an opportunity to continue growing,” says Liang. In addition, as the manager says, the center has incorporated new brands aimed at generation Z to expand its audience. The center has more than 100 open-air boutiques housing luxury brands. And its outlet has been attracting a whole mass of deep-pocketed tourists for 25 years, knowing how to attract the international public with good discounts. Online trade was supposed to end the shopping centers. Reality has been just the opposite

The combination of online trade boom and the Platforms of Ecommerceadded to The misgivings that came from the US and THE MAZAZO The pandemic made the shopping centers face a particular (and threatening) ‘storm’. There was even talk of “Apocalypse of retail“. That is left behind. Or at least this is suggested by the figures that handle the commercial areas of Spain. In addition to grow in sales and activitythey have become an appetizing candy in the eyes of investors, one that moves hundreds of millions of euros in transactions. And there is a round data that demonstrates it: 1,000 million. Complicated years. Pandemia hit enough sectors and business models. And shopping centers They were no exception. Between health restrictions and changes in consumption habits, during the worst years of COVID-19 its managers suffered a Influence collapse of customers and a collapse in Sales. As in other industries, although in the case of large surfaces that scenario was added to another more structural cariz threat: the competition of the Ecommerce and platforms such as Aliexpress. Was who wondered If the shopping centers would have a future in a world in which trade and entertainment changed driven by Amazon or Netflix. In the US they even coined the term “Apocalypse of retail“. From there a fear expanded that He arrived in Europe (and Spain) despite some experts They warned Already at that time that the sector was different here from the American, with an average density of commercial areas lower than that of the US market. From ugly duckling to swan. That scenario seems to be behind. The salmon press carry months suggesting itbut the most forceful test left it a few days ago A chronicle of Five days in which a significant fact is provided: 2025 has started with five operations of sale of shopping centers from Spain to the point of caramel and adding, together, around one billion euros. The data is interesting for its volume. But also because it shows that, despite the catastrophic scenario that was painted years ago, when there was talk of the “apocalypse of the retail“And the threat of electronic commerce, shopping centers continue to interest investors. As suggests The chronicle of Five days, The data suggests that the old “real estate duckling” will become swan. What operations are? These five operations on track and in which relevant news is expected during the first half of the year are starred in centers distributed by the country. The Economic newspaper speaks of Mediterranean space (Cartagena), Corridor Park (Torrejón de Ardoz), the 50% of the capital from Madrid Xanadú (Aroyomolinos), Bonaire (Aldaya) and Alcalá Magna (Alcalá de Henares). Each case has its peculiar, route and actors, but share a common denominator that says a lot from the sector: they all point to draft operations, for high amounts, nine digits. Its sum would in fact around the one billion. And the most curious thing is that the figure does not seem to respond to a specific interest in shopping centers. The AECC data They show that in 2024 there was already progress in relevant transfer and investments for more than 900 million. The key: profitability. It is not surprising that 2025 start with such a scenario. The operations of the shopping centers are moving investmentthe sector It has managed to grow both in billing and in traffic throughout the last year and appraisals – after the scenario that was lived in 2022 and 2023 – are attractive enough to awaken the appetite of investors. The economic return they aspire is also tempting. Five days Precisethat transactions are closing to a profitability between 7 and 8%, which exceeds other assets, such as offices Prime or the house for rent. “The commercial centers market is at an optimal time. Investors are aware that assets offer a ratio between very attractive risk and profitability and we are facing a window of limited opportunity to benefit from these conditions,” He pointed in 2024 Augusto Lobo, Capital Director Markets Retail de Jll Spain. “Again at the radar”. In July the financial firm BNP Paribas Real Estate launched A similar message When talking about Spain. “The shopping centers are again in the radar of investors,” he summed up in Your balance July after remembering that during “a long period” the activity in the sector retail He had focused on other types of premises, such as commercial miles (High Street) or food. The keys to change: good sales and influx figures and “profitability that begin to be attractive.” Throughout the last months they have been published Several balances that They reflectIn fact, shopping centers have thrown out of the sector retailagglutinating a good part of your investment. “In the years before the pandemic it seemed that the segment of physical stores was falling and that the Ecommerce I was going to monopolize the sector as a whole. However, it has been shown that the sector retailIt is very resilient and still has a lot to offer “, Cristina Macarrón commentsfrom Castilana Properties, to Five days. In 2025, with good mouth taste. The shopping centers have started 2025 with a good foot for another reason, beyond the millionaire transactions in the trees: despite the most pessimistic predictions of the “apocalypse of the retail“, In Spain, large surfaces are gaining traffic and billing, a trend that probably also influences investors’ prospects. The last Cushman & Wakefield data They show that sales on these surfaces grew 3.5% in 2024, an increase very similar to that registered in the influx of customers, which was 3.4%. Another positive percentage for the sector is the occupation of commercial spaces, which has reached 95.4% of the GLA, the gross alleged surface. They are good data, especially if one takes into account that in 2023 the sector (commercial centers and parks) had already raised its sales by 9.6% year -on -year, with 52,051 million eurosachieving its historical maximum.
